Rent 1st Year Renewal Question


katameeto Hi, I have rented 1 BR in Dubai International City one year ago, on 15th Jun 2007, and as per the contract it expires on 14th Jun 2008. When I first leased the property I got it from a company, they told me that they own the building and they have been selling the appartments to ppl outside UAE, and they handle the property on behalf of them based on an attorney. Anyway, after one year it's time to renew the contract I have called them on 12th and they informed they would get back to me on this, they called me informing that the landlord it not willing to renew the contract and I have to get out of the appartment, because he wants to stay in it... I have revised the contract and it's the standard one from the DM, it's stating that if I want to leave the appartment I have to inform the :?: landlord 2 months before, otherwise I will have to pay 2 months rent, but nothing there to say what would happen upon renewal, they only say it's at the descrition of the landlord, I want to know do I have the right to stay in the appartment, or what, the contract is vague, I thought I can renew it automatically, otherwise landlord can kick people out of the appartment every year, and lease it with the new year's rate, so what would be the use of this 5% law!! Also the company didn't send me any kind of formal notice, to leave the appartment... Please advice , thanks in advance.
Chocoholic In a word NO they can't. Under the new tenant/landlord regulations, on the signing of a new contract that rental rate is valid for 2 years, they cannot put up the rent until then, and they must PROVE that they care going to live in the apartment.
