Ok this is my issue. I moved in to this building in Oct last year, great building, new building excellent crowd, al-barsha. Now what has happened is that they had some 3 bedroom apartments in the building that were not being rented, so they have made a contract with some company and are giving the 3 bedroom units on rent to multiple bachelors, like 16 people in one apartment. Not that anything bad has happened or that they make noise or anything AS YET, but who would want to live in a building like that. We are all paying steep rent and want an enviroment as such, I do not want to live next door to 16 people sharing a 3 bedroom apartment.
Do i have any options, can I complian is this not against the law, do they not have places zoned for single family housing or anything of that sort.

If the apartment is a 3 bedroom place, then only 3 bachelors should be living in it, not 16 squeezed into one apartment. If the whole building is full of bachelors, then that is one thing, but if it is a family building then these bachelors can be disruptive. Noise and hygiene is an issue. Yes, there are zoning rules that prevent bachelors from living in "family only" areas. Perhaps you could contact Dubai Municipality and ask for the right contact to complain.

I agree...Sorry abt that!!! But tell me one thing K...Who give you the right to say how many people can stay in a 3BHK.... Would you make a similar request back home asking ur local gov to tell bachelors to move out just bcus they dont fit into your norm of how many people can stay in an apt???
As per canadian they are not being noisy nor distruptive as for hygiene....they may be cleaner than you or me..
As for S&O..No I am not a bachelor..FYI....But this sort of discrimination now a days is gettin me a bit pi##ed off...

I have contacted the dubai municipality they are mainly closed today, will follow up tomorrow. Thank You for your help.
This building mainly has families and is in Al-Barsha, which is considered to be one of the decent neighbourhoods in Dubai to say the least.
In response to your comments Devil... Where I come from which is Canada, by now I would have called the police and gotten everyone kicked out as there are zoning laws in Canada UAE has not made me more uptight, I would not have put up with all this nonsense there.
I am not being snobbish, but I am not comfortable with 16 men living next door to my place when I am at work and my wife is alone at home...I think you or anyone could appreciate that sentiment.
I will update if I am successful in my battle against the man, THANK YOU all for your advice...

it is also unhygenic, it is dangerousand brings down the quality of living for all involved.
DD it is not racist - you are rascist - you are assuming that "bachelors" means a particular nationalty or two. Bachelors simply means single men and I have met Arab nationalities that live many in one place. These too are bachelors.

In my country, 16 people don't share one three bedroom apartment. The rents are not so high and salaries so low that people need to cram themselves into far too small accomodation. I'm suprised that I even have to point that out to you DD, or perhaps you think that every country has the same conditions as Dubai? The controversy in many university towns in my country is landlords who rent their houses out to students in residential areas. The neighbours don't appreciate the noise and filth that comes with three to five students sharing a 3-5 bedroom house next door. A valid complaint don't you think, especially if the students throw lots of parties, have too many people coming and going, and don't maintain the cleanliness of the house and property.

Good luck Canadianleafnation. It is great that you are thinking about your wife, because as a woman I too would be quite uncomfortable trying to come and go and make use of building perks like the gym or pool (if it has those) if there is a disproportionate number of single and lonely males around.

This place breeds racism, I actually really liked what you wrote above DD and Scarlet, it is sad people come here and become snobs. by the Canadian's own admission the guys living next door haven't caused him any grief but he'll call and complain and suddenly there will be 16 more homeless people in Dubai. On a side note I know of 7 people in Barsha sharing a 3 bedroom, all white, English and Germans. and throughout Barsha has a lot of staff accommodation places, there is one home with 22 girls in the area as well. Sadly with wages the way they are and no affordable housing, this will only get worse.

Fayz, I feel that you are way off track and I don't know why you are banging on about racism again. Canadianleafnation said nothing about race - he complained about a crapload of males sharing one apartment.
It is unacceptable for 16 people to share a 3 bedroom apartment in a family building in Barsha (male or female!). Either the whole building is budget accomodation for bachelors and bachelorettes, or it is a family building. I don't agree that it should be both, especially when the apartment pricing is the same as you find in family areas. I've checked on prices in Barsha and it isn't cheap.
And you are not a woman either. Do you know what it is like to live here as a female with a large population of single men? If the building Canadianleafnation lives in has twenty 3-bedroom apartments (hypothetically), and all become filled with 16 single men living - how comfortable is that really going to be for the minority of women living in the building? You have respect for the local culture where women go out in groups with other women, or a male escort, and they cover up to be modest in order to feel comfortable in public around men. However you seem to think that Canadianleafnation's wife, who perhaps does not follow such customs, should feel perfectly comfortable living amongst a horde of single men in the building with all that that might entail (even if she did follow those customs she'd be uncomfortable!).
It would be interesting to see if you would change your tune if the rest of the 5 bedroom villas on each side of your villa became occupied by 25 bachelors and/or bachelorettes each. You might answer, "Well if they don't disturb us..." but 25 or 16 people living next door will cause disruption eventually. If they are all bachelors your wife will certainly feel uncomfortable.
The municipality has made rules because of problems with overcrowding in buildings and villas in family areas. The were issues of unhygienic conditions, too much traffic, drunkeness and fighting, and inappropriate conduct towards women in the neighbourhood. Perhaps you think it is purely about racism, but I give the municipality more credit than that.

I will say this though, yes I do live in an amazing place, 3 floors, ridiculously large, backs on to the water, etc.. we do have 7 people sharing the guards quarters across from us, that place is about 500 sqf, we also do have homeless people that live infront of our sun room outside of our walk out basement, you know what we did we fed them, and you know what they did in return, they helped Mrs. Fayz plant flowers, assuming men will rape or harress women simply because they outnumber women is racism.

Well, I think there's got to be a line drawn somewhere.
16 people sharing a 3 bedroom apartment is inhumane, and landlords should not be taking advantage of the situation by offering these kind of sharing conditions. The landlord is probably renting out these spaces for 1000 dh per month, making a tidy profit, and in general ripping everyone off.
Was there not an article about Beds in the Kitchen on the front of Emirates Today the other day? How different is that from this situation?
Then add the other factors:
* 16 people living together in such a small space is not healthy, either for the people, or the other tenants.
* This is forcing the rent up - the same as 10 people sharing a Villa is forcing the rent up.
* These people are in jobs that are obviously not permitting them to afford decent accommodation, and accommodation is unafordable because of the trade in 'sharing'.
I did the math when I got here. I could rent a 5 bedroom Villa in Al Barsha for 220,000, and then charged each person 4500 a month for a room. Bam - 54000 dh a year thank you. Some people are doing this over 4 to 5 villas - this is their job... their sole income.
And this is one (not the only) factor forcing accommodation up.
If the landlord dropped the rent instead of offering it for gross-oversharing, then the apartments would be full. Greed is driving this, and Greed is everything that is wrong with the world.
I see both points of the story, but the fact is, both the OP and his neighbours are being taken advantage of and forced into a situation that neither of them is happy with.
Me, I enjoy living on my own, but I understand not everyone can afford to do this.

Seriously, you have to bring this matter to the owner of the residential building and not to your neighbors. Of course, you have to read very well your contract if there's any article/clause stated that a unit can't be shared with X number of people, or if the building is exclusive for families only, or any prohibitations etc. If there's none, you may suggest to the owner of the building (but i doubt if they'll do such). :D
There are options you know. Don't just come here and whine. :x Do your assignments. :wink:
If there's none and you can't stay in that situation, there are more villas and units available. See classified ads. Don't blame the poor people who can't afford to rent a decent place like your so called standard of living or your own lifestyle. :wink:

Spoke to the dubai municipality they say that the LAWS ARE ONLY for OR VILLAS, according to them there are no restrictions on apartment building. I spoke to a women. I go the number for the rental committee and left them a message.

What gets me is that Canadian took the time to count 16 bachelors in one flat - wow. Perhaps they were having a house party (but a quiet one by the description of their currently good behaviour).
BTW - are these guys South Africans? They can be a pest you know - I have a number of colleagues from South Africa who house share, I know I wouldn't want to live next to them! :)
As for who said who to what and when - hmmm it's not worth my while getting into the middle of this, so I'll just make the observation that I have it on good authority that in Toronto there are new immigrants living in as densely packed accomodation (due to cost) as described here.
Maybe I'm just sensitive to the whiff of racism - but I have to say that I'm with DD on his first reply.

it's not fair to blame these ppl and go so much against them (since they did not do anything to disturb u or ur family) only cause u assume that one day or another they will trouble u. u think these 16 ppl enjoy being crowded sharing that flat??? i am sure that each and one of them would like to have ur comfort but they r not as lucky, maybe u should give this a thought

Exactly Bushra, everyone is racist to some extent.
Shafique, overcrowding in apartment blocks should not be considered only as an issue for new immigrants in Toronto or any other major city in Canada, it is an issue for people living below the poverty line. I am quite familiar with public housing as some of my family members lived in them over the years (but they didn't overcrowd the apartment). (Hey Fayz, there is my classism coming out - look at the rich snobby family I come from :lol: )That side of my family has been in Canada since the early 1800s and they are white. Low cost public housing and low-cost private apartment buildings may very well have large extended families or multiple families living together, but that is accepted in the whole building, and everyone pays low rents.
The only thing I will admit to is being perhaps a bit sexist in this thread. I don't think the overcrowding should be allowed at all if it is a family building with high rents - or the whole building should be turned into low-cost bachelor and bachelorette's flats. However, the bachelors are my main issue. Large groups of single men gawk at women. I'm not going to be PC about it. It is a fact that women are gawked at quite a lot in Dubai! You can't expect the women in the building to feel comfortable if they are outnumbered by a large proportion of single males. If it is only this one apartment then things might be fine, but Canadianleafnation's first post says that other flats are being offered to companies by the landlord, so there could be more large groups of men moving in.
We can all speculate and "what if"on the information that was posted. There are lots of people getting screwed over, in my opinion. If the building is not zoned as a family building - only villa areas can be - then perhaps Canadianleafnation and the other families not happy with the situation can move out. That leaves the building free for the landlord to fill with large numbers of bachelors and bachelorettes. Problem solved.

So you guys know of cases in Canada where expensive family buildings have shared accommodations with regular occupancy as well as overcrowded occupancy like this case we are talking about in this thread? I haven't heard of it.
I went to university as well and students are always looking to save money. None of the people I knew through my classes etc. ever lived in a house or apartment that was as crowded as what is seen here in Dubai, just to save money. I had friends in 5 bedroom houses and they had 5 people living there with friends coming and going for short periods of time. Sometimes if girlfriends or boyfriends moved in the occupancy doubled, but only doubled - not tripled or quadrupled! In any case, the neighbours who were not students were constantly pissed off about so many students living around them. They said their property value went down and the area was considered undesirable because of traffic, noise and hygiene. Guess that is an example of racism, correct? :lol:

Yes Shafique, there is a lot that hasn't been written clearly here. That happens in most threads and can cause a lot of misunderstanding.
I still disagree that this is about race. I have drawn the comparison to the neighbour's attitudes in student areas in university towns. The neighbours say the property value goes down, and the area is considered undesirable because of noise, traffic and hygiene. The neighbours are prejudiced against students not because of their race, but because of their experiences with them. The apartments and houses were messy, there was lots of noise, and there were parties and inappropriate behaviour. Not all apartments and houses were filled with such students - but a heck of a lot were.
Have you considered that Canadianleafnation actually talked to the landlord who told him he is renting the apartments to companies for the workers to live in en masse, and the landlord confirmed 16 bachelors living there? Maybe he even spoke to some of the guys and asked how many are living there because he sees so many people coming and going. Maybe he did count them! Who knows!
You are right that one apartment full of 16 bachelors may not prove to be a problem. However, it might very well become a problem, and more apartments in the building could fill up with bachelors and bachelorettes. That means more noise, more traffic etc. Other apartments with small families did not pay high rent for the place to become filled with budget accommodation for hordes of workers. Even if they are British, German, South African - it doesn't matter. Overcrowding is overcrowding! (And single lonely men are single lonely men...)
Yes, Canadianleafnation has the right to complain and the right to move. I suspect he and other families will move out if the landlord decides to fill the building with low cost bachelor and bachelorette accommodation. Like I said before, problem solved.
I'm not going to speculate any further and I have made my points and am just sounding like a broken record.

I made my overpopulation statement pretty clear; just because population is theoretically sustainable does not make it OK for the population to continue expanding IMHO (the environment continues to suffer). I like to think I'm tolerant about other people's personal views. What I am stubborn about though is 'spin' and scaremongering based on misleading statistics or faulty logic. In this case - problems with environment are caused by over-population. I'm happy for this premise to be a theory one holds dear, but where facts are verifiable and there is a scientific body of research that backs up (or in this case debunks) a theory, I will point out that research.

C'mon, it is really about one's "breeding" not to make unnecessary noise if you're staying in a residential building with no soundproof. It is really about one's breeding to monitor your kids & don't allow them to play at the corridor or hallway as it is not a playground.
If bachelors living in a building done nothing wrong with anyone, why bother? Unless, you're a plain housewife doing nothing but watching what your neighbors are doing. Gosh! :shock:
For those too meticulous and want for "family area only" and can pay the rents, there are lots of villas available that have property management team & with home owners association. You can have your lifestyles then. :D But this kind of community is for high-end markets only. I love them though. :D

Cancellation of tenancy agreement/contract in between the tenancy period is a breach of contract my friend. :wink:
Let's do the practical side. Technically, you can cancel/terminate the contract, BUT NO REFUND from the landlord's side. :D Your PDCs will still be cleared, but landlord's safe side, they will ask you to cash all PDC's instead of waiting for your PDCs to be cleared since you're terminating the contract. Finance professionals can attest to this & its principle behind this. :wink:
Negotiate with them. You'll terminate the contract but no refund will be given and waived the penalty. As much as possible, try to settle amicably with the landlord. Threatening the landlord to baladiya will just bring the matter worst and really a waste of your time.
