I understand some or most agents/owners ask for 12 months rent in advance, that is a lot of cash at 1800dhs/month to fork out. Is this generally negotiable?
Also is it actually advance rent and then you pay no more for 11 months so you are then 1 month in advance when you start paying again or is 12 months in advance and you continue to pay monthly, ie really a deposit?

I think one year advance payment is mostly for high-rised/expensive apartments. Some others (low rise apts in developed areas) ask for 2/3/4 post-dated cheques depends on the landlord/agent. Mine is 4.

This is correct, try your best to negotiate 4 cheques, do however keep in mind that it is considered a criminal offence in Dubai to Bounce a cheque and you can be arrested and locked up for this.

Not any more I believe. Yes the police can be involved, but no more being locked up.
